The EPC is an assessment summary of your

environmental impact
rating. It is a mandatory part of a Home
Information Pack.
The efficiency rating is
a measure of the overall energy efficiency
of a home. The higher the rating the more
efficient the home is and the lower your
fuel bills will be.
The environmental impact
rating is a measure of your home's impact on
the environment in terms of carbon
emissions. The higher the rating the less
impact it has on the environment.
The EPC report can help
you save on your fuel bills. The detailed
part of the report gives your home's current
energy usage and your potential for saving
if the set of recommendations in the report
are followed. It does the same for the
carbon emissions per annum.
The report also gives
estimated current costs for lighting,
heating and hot water and potential savings.
